Hi Jessica,

I have contacted several realtors/ real estate agents in finding a home. Why is it that they would only give me listings of homes, townhouses, or condos that are at least 10 - 20 years old? But when I research online I was able to find NEW developments from Ryan Homes, Centex, etc. with prices that are as good or even better than those ancient structures. Is there something hidden about these professionals that I don't know about? Or is there something 'fishy' about these new homebuilders that they can have such attractive prices? Please enlighten me.

The new home builders you referenced are able to build homes at a very competitive price because of the volume that they do (even during tough times!)

As for the listings of homes that were provided by the real estate agents: I don't know why they only sent those particular listings. I really can't speak for them. Were the listings that they sent their own company's listings and no others? I don't know if they simply wanted to "push" their own listings or if they didn't want to send you anything that paid lower commissions. Perhaps the new developments are not yet listed on MLS.  Perhaps they are in the beginning stages. Whatever the reason; you should definitely take it up with them and inquire why they didn't send the rest of the listings. If the answer isn't satisfactory you should speak with the managing broker of their company.

I don't know what the laws are in all areas, but certainly, in our area we have a disclosure that we give to our clients that talks about "Agency."  As a buyer's agent I must work for you and represent your interests.  If you request to see everything that is listed within a certain price range I will send you all of the listings. If I am a seller's agent I will show listings of the seller and am not required to show you any other listings.  Perhaps, when you contacted the agents, you were asked if you wanted them to be a buyer's agent and you told them "no" which might explain why you didn't receive all of the listings that are on the market.
