Buying or Selling a Home/question on new home

Hello-
I just had a question about the costs of upgrading to a new house when you outgrow your current one.  We have been in our house just about a year, but feel it may be too small soon (more kids coming) and we may need to get a bigger one is a few years.  We bought it for $200,000 and put $40,000 down.  I am just wondering about estimated cost if we were to get a new house after such a short time.  Say we found another house for about the same price or slightly higher.  Would the estimated realtor fees of, say $10,000 (5% of the purchase price) and the estimated $4000 closing costs on the new house have to be paid out of pocket, or would they be part of the new loan that we get?  Does having more equity in the house make  the costs of getting a new home lower?  We don’t have a lot of money so just trying to figure out how expensive it will be.  Thanks for your help!

Hello Lisa - Many people realize different needs soon after moving into a new home. The number of years in your home is irrelevant to the decision. The key issues will be the 'net proceeds' on the sale of your current home, and qualifying for the mortgage on your new home. Your loan originator will be able to provide you with no less than 3 different loans to compare. You should inquire as to a USDA Loan or other loan types which require no or little down payment. This knowledge is available to you for free by contacting a REALTOR regarding the listing and sale of your home and contacting a Loan Originator regarding the new loans. Both should provide you with an estimate of your net proceeds on the sale of your home based on today's comparative market value and an estimation of closing, loan and settlement fees (HUD-1) provided by the loan originator. You should never list your home for sale without knowing what you will walk away with if a buyer were to pay your list price. You can meet with these professionals for FREE/no cost. If you select a person and sign a contract to list then you would owe that firm a commission if they perform the services indicated in the listing contract. If the property doesn't close you typically dont owe either anything. - Hope this helps. _ Todd Menard
