WHEN BUYING A OWNER FINANCED HOME WHAT IN THE KEY THING I SHOULD MAKE SURE IS IN MY LEASE AS A BUY TO POTECT ME FROM BEING TAKING ADVANAGE OF

Doesn't make sense, Erricka. If you're buying an owner financed home, why is there a lease in the picture? If you are on a lease, then why are you concerned about the owner financing? Are you buying on a lease/option? In what state are you located?
