Buying or Selling a Home/Breaking A Listing Contract

Question
Hello! I'm dissatisfied with my listing agent - so I would like to terminate my contract before the listing expires in Sept. Am I bound to this contract or could I easily terminate it? We read through it a few times and couldn't find anything that would cause us problems. Thanks!

Answer
Hi Patti,

Thnak you for your question.

The listing agreement can be terminated, but you may be liable for costs incurred by the broker during the time you were listed.  Most of the time the broker will not ask to be reimbursed.

Just call the primary broker and explain you wish to terminate the listing contract and why.  They may ask for a second chance or change of agents.

But, yes, you can do it.

Good luck with the new broker.

There are many questions buyers and sellers have about the process of buying or selling a home that they are afraid to ask or that might seem too simple to ask. For instance: in a house, why do some doors open in and some doors open out?
