Buying or Selling a Home/Build to suit

Question
Dottie,
I currently own a small piece of property (vacant lot) in Texas. I would like to offer a potential buyer a chance to build to suit on the property. Where should I begin? Should I advertise first, seek lenders who could finance the project for a buyer or should determine the market in the area? Any help that you could provide would be greatly appreciated.

Answer
I take it, this is a commercial piece? And that you do not wish to sell it? I would need to know those two things first.
If it is a commercial piece and you just want to build to suit. Then you need a broker to list it as such. You need to have your building plans and restrictions, and everything in order first.
