Question
My wife and I are looking for a not too expensive, with a low down payment 3/4 Plex.  We have a house that we plan on renting through section 8.  We live in Columbia, SC.  2 Questions:  We've search a few places for 4-plexes do you know of any good sites?  And is it good to rent through Section 8?

Thanks for writing All Experts.

Sorry, but I don't know of any web sites specifically targeting a triplex or quadraplex.  I do, however, live in your home town.  If you will email me at liznarr@sc.rr.com I will be glad to send you a list of all triplex and quadraplex units currently on the market through the CMLS database.

Section 8 is as good as any place/person to rent to or through.  I have personally rented property out through Section 8 before, and the advantage is that your check is in the mail like clockwork.

The disadvantage, in my opinion, would be that if you have tenant-caused damages and the tenant could not afford to pay for repairs, you'd have a situation on your hands.  On the other hand, if you inspect your rental property on a regular basis, you can usually avoid a disaster.
