Hi, there!  I'm buying a house where a mother and daughter owned the property and the daughter passed away.  The mother lives in California.  We were due to close on 7/5/06 then they found they had to "clear title."  I gave them 30 days to clear it up and moved the closing date to 7/26 but still, no clear title.  We don't have a firm closing date as of yet and the sellers have extended my mortgage rate lock 30 more days but  My lease is up in my rental the end of August '06 and I would like to have a little time to spurce up the place a bit before I move in.  How long is this going to take?

What seems to be the problem? Clearing title usually takes no longer than a week or two at most, unless there is a lien and the lien holder cannot be found.

You might ask the seller of the house if she would allow you to rent until closing, so that you can get a running start on what needs to be done to the house. My office is in California. Let me know if I can help.
