Buying or Selling a Home/Buying parents house

Question
My father is developing Alzheimer's, and although he has insurance to cover a nursing home stay, I don't know that it will cover all expenses that may accrue.  To avoid problems, I would like to buy their house but have them continue to live in it.  What do I need to know to proceed?  Is this an option that is viable?  My parents live in a depressed area in WV - the housing market there is very low.  Thanks

Dear Jennifer;
First of all, it is important to know the value of the home and to have it inspected to determine what repairs and other expenditures you might encounter.  You will need to figure out what you will charge them in rent (if anything) based upon your loan and the payments you will be making.  Finally, you will need to contact an attorney to transfer title.  Other than that, you should have a written agreement drawn up so it can't be contested by any other relatives and then you are all set.
