Hi,

I signed an exclusive selling agrement with my Realtor to sell my house for 6 months duration, as she told me the current market is slow and we need 3 months for selling and 2-3months for closing etc. It is already 3 months and 3 weeks passed no offers yet. But we had 35-40 showings so far and our realtor is not doing her job in getting back reviews from the showing agents and contacting the people who showed up at the open houses etc. I want to cancel the conttract for rest of the duration and want to go with some other agency or agent. What would be my approach? Please advise.

First, Prasad, I would say the fact that you had 35-40 showings in three months, to me, means your price is too high! Or the condition of your property is not up to par. Your agent should have had a discussion with you for lowering the price or correcting the appearance of the property after a month. But, yes, she should have had feedback from other agents to help in your discussion with her.

Second, if you want to cancel your agreement with your Realtor, you should go to his office manager and discuss why you want to have somebody else, preferably someone who has a better producing record. With 35-40 showings, I don't think any judge would agree with you that your agent was not doing her job. So, discuss it over with her manager.

I'll bet you come away from that meeting with a lower price for your property.
