Buying or Selling a Home/Duplex living

Question
I am currently looking into buying a new home here in CT.  One of the homes I am interested in is a duplex of which I would only be buying 1/2.  My question is this...what will be my responsibilities as to maintenance? taxes? I am not co-buying the house, I'm just going considering it in lieu of a condo.

Answer
Hi Mary-Anne,

Thank you for the question.

It sounds like you are buying a single family attached duplex which to most extents is like a single family home.  You are responsible for everything you own, the roof, the walls, the windows, the yard, the driveway?

The deed and title should have a description of any common responsibilites that need to be shared financially so base you plans on that.

There may or may not be common charges for shared maintenance.  In a condominium the common charges are to share the cost of shared benefits.

You may want your attorney to tell you the extent of you responsiblities.

I am able to answer questions related to buying or selling residential real estate in New York. There are many questions buyers and sellers have about the process of buying or selling a home that they are afraid to ask or that might seem too simple to ask. For instance: in a house, why do some doors open in and some doors open out?
