Hi Sue,

I would like to attempt to sell my home on my own. I've never done it before but I'm game. I'm aware of marketing issues - what I'm not privvy to is the actual "mechanics" of selling it - once a buyer comes along. What do I have to do when that qualified buyer does come along?

Dear Chuck,

Good luck in the sale of your home.  The exact question you are asking is exactly what a professional realtor gets paid their commission for.  There is a 10 page deposit receipt that covers all the aspects of the sale including contingencies and required disclosures.  Then there is all the additional disclosure paperwork.  Finding the buyer is the easy part.  Making sure you are fully protected and don't leave any money on the table not to mention exposing yourself to future liability is the hard part.  I find it hard to answer this question as I don't think it is wise for anyone to represent themselves in the sale of probably the biggest investment you have.  Years ago I left real estate for a while and when I went to sell a townhouse I owned I still hired a realtor and paid full commission.  You might want to direct this question to another realtor and perhaps they will offer some other advice that you might find more helpful.
