Buying or Selling a Home/Fences

QuestionI am considering adding a privacy fence to my property. I believe it will address several areas of concern in addition to privacy, such as security. My HOA has already approved the proposal. I just wanted to know if you could give me a general idea of the value a wood fence adds to the value of the home.

While privacy fencing might add “some” value to a home, it will certainly add security and privacy as you pointed out.
Not knowing (1) The area your home is in, (2) what comparable homes in your neighborhood might have in the way of privacy fencing, and (3) the type of wood privacy fencing you are adding, I could only wager an uninformed guess for you. Privacy fencing, like swimming pools, will not necessarily guarantee a certain amount of added value at resale time.
There are many different styles of wood fencing, and different materials one could use. Whatever value might be added, in my opinion, would be minimal. However, factors affecting “how much” value might be added could include the following:
1. Treated wood versus untreated wood
2. Five-foot height versus six-foot height (higher privacy fencing can sometimes give a stockade effect).
3. One-inch thick wood planks versus thinner ones
4. Decorative touches and/or decorative styling
5. Gating.
Also keep in mind that wood fencing will require upkeep, whether you simply seal the fencing, stain it, or paint it. If you use treated lumber, the wood (unless already aged) should not be stained/painted for a period of time to allow the treated wood to cure.
