Buying or Selling a Home/Finished walk-out basement

Question
Hello Jessica.  I have a home with 3 bdrms, 1 bath and a finished basement.  The basement is a walkout type with an attached garage and a full bath.  I would like to know if I can list the square footage of the basement in my listing since it is heated, cooled and exits into the garage.  It is listed in Michigan.  I would greatly appreciate you help on this.  Thank you.

Dear James;
I know that things are slightly different in various areas, but I can't think of any MLS that doesn't allow finished heated and cooled space to be counted in the square footage.  As long as this area is functionally useful and livable as well as accessible from the rest of the house, it should be counted as part of the total square footage.  Some MLS listings require square footage to be separated out to show basement, attic, etc.  Ours, for example likes to show finished sq. ftg. below ground, above ground.  This is of course understandable since finished basement area is not worth as much in an appraisal as finished above ground square footage.
