My father recently died.  My mother no longer wants to keep the house.  My brother may be interested in buying it.  We're wondering what the best way to do this is.  We're thinking that we should determine the value of the house, and he should pay 10% less than the value.  This would cover the 6% my mother would not have to pay for realtors' fees and 4% just for convenience.  Is this a good way to proceed?  How do we determine the value of the house?  Do we get an assessor or ask a real estate agent to do it?  Thanks for your help.

Dear Claire;
Get the home appraised by a real estate appraiser.  Then have it inspected to make sure that there are no hidden problems and if there are, how much the repairs will cost.  This should be calculated into the price that your brother will pay for the home if he buys it and must then do repairs.  

There is no need to use a REALTOR for this transaction, but you will still need an attorney to draw up the agreement, secure the title insurance and record the deed.
