Buying or Selling a Home/Joint tenency

Question
My boyfriend and I purchased a home together, both names on the loan and title, 3 years ago.
I was offered a promotion out of state.  I decided to take the job.  He and  I have broken our relationship because of this. The house is on the market in southern California,  so no one is buying... MY company has offered a relo package that would offer an appraised value on the home.  My boyfriend says he will not sign over the house unless the offer is what he deems the house is worth .  I have to move within the next week to start my new job. I have not recieved the appraised offer yet, and no one is buying in southern calif right now.
What are my rights?
What if i leave the state and make arrangements to pay for my half of the mortgage?
Thanks in advance,
Stuck in the muck in SoCAL

Answer
You're going to have to contact a REAL ESTATE attorney and force the partition sale of the property. Since you already have someone who is ready to pay an appraisal price, it shouldn't be too difficult.

Hopefully, your ex will wise up and make it easy on his wallet and agree to sell it to your company. Your ex obviously is way behind the times. Three years ago, two years ago, even one year ago is not what it is today. Next year it is going to be worse than it is today. I know. I have seen it happen twice before. Each time the sellers who don't wise up, end up losing their shirts.

By the way, I am located in southern California. Exactly where are you located.

I do wish you well.

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot.
