WHAT LEGAL FEES ? ..... THE LAND CONTRACT STATES THAT THE SELLER IS TO SUBMIT THE DEED ONCE THE FINAL PAYMENT HAS BEEN RECEIVED ! ..... I AM IN VERY CONFUSED !... PLEASE HELP ! .... THANKS !

Answer
Hello Chuck,

Thank you for your question.

This sounds like a legal matter.

When you entered the contract did you have an attorney review it?  If so, contact that attorney for clarification.  Your purchase terms should be in the contract.

If the contract says the seller is to send you the deed after the final payment then the seller must do that, but you may need to use legal steps to make the seller abide by the contract.

An attorney is your best bet.

I am able to answer questions related to buying or selling residential real estate in New York. There are many questions buyers and sellers have about the process of buying or selling a home that they are afraid to ask or that might seem too simple to ask. For instance: in a house, why do some doors open in and some doors open out?
