Buying or Selling a Home/Marketing a condo

Question
I have a condo listed and never had good luck with selling them in the past.  Is there any advice as to how to market condos?  Thanks.

Answer
Dear Cynthia;
My advice is to make sure you are marketing to first time home-buyers or renters.  I am assuming that your condo is an entry level condo meaning at a lower price than a detached home (I could be wrong).  Different areas have different housing requirements.  In some areas--such as big cities like New York, a condo will list for a high price and will sell quickly, but in suburban areas, the condo is seen as a first time entry level dwelling.  If you are living in a suburban area such as that, then have your agent work with a lender to show what the monthly payments will be and what kind of savings a renter might expect with tax deductions included in the equation.  This can make it extremely attractive to someone who is throwing their money out on rent right now.

I hope that this helps.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
