QUESTION: Please help. I'm going through a lot right now and am currently in la in an apartment that is $1200. a month wich is too much now that I'm pregnant and also want to own and have security and a nursery so my adopted uncle took a loan on his home for $40,000.00 to buy a mobile home for me in san bernadino county in cash and I can make the low payments back to him as well as the park rent wich i only $300 by the way. It is a 2 bedroom so that I can have a nursery and as I only have 4 weeks untill my due date, we are worried as one home screwed us and sold to somebody else, but then we got this one and it is already considered sold and accepted our offer and will let us in right away but he park won't. We were told most parks take about 3 days for approval but thisone is saying 2 weeks or more as of tomarrow when they have me sign everything as they happen to be more demanding than any others we were told. Also, my uncle is having to sign and say he lives there and I am the co occupant since I am not working and they won't just let im co sign and say he must live there and be there everynight and sign a 16 year lease park thing. Then we must wait 2 weeks to get approved and move in and he won't really be there as it is for me and my fiancee and the baby we are aboutto have and we don't even know how to say my fiancee will be there as he has no papers and is not legal here although he is a ood guy and has been here a long time and we will be married when we ca and this was suppose to be our home with our baby. Please tell us what to do as we only know that they want to know everything. What do we do. Do we say My uncle is there when he wants as ofcourse he has his other home and do we say my fiancee whom they will see there every night is only my guest and still has a place in la as we can't give them anything on him as he does nt have anything. I have tried to see about this and I don't know anybody who can know all of this so I appreciate your time and if you have anything good for me as this is all too much on me and I'm almost due and we only want to get everything ready for the baby and have some security.

ANSWER: Hi Jane,

Please understand that these are legal issues, which I have no right to advise you on.....however, I can tell you some basics:  the park can take 15 working days to review your application.  Whether someone is legal or not is not the parks concern...put him on the title if it's ok with your uncle....uncle can be the "legal" owner..you and fiance' registered owners...does he work?  Put him on this...that shouldn't be a problem.  All parties will have to sign the rental agreement....nothing in the law says for how long....month to month is what I would choose.

QUESTION: Thankyou for that and I would like to know more like we are still waiting to see if I get approved as she said I might not because I told her and put on there that I had an eviction way back at another place and made sure to tell her but so even though I'm a co and my uncle will be approved I am worried about it. What do you think as we have already bought this place. Also, My fiancee is not only legal but my fiancee has no social or id or pay stubs wich they want that on everybody so do you think we should put my fiancee on there or just say my fiancee is there to see me a lot but has another place. What do you think.

ANSWER: If the eviction is over 2 yrs., my guess is that you'll be OK...that's why the uncle is needed.  Your boyfriend will need to be on the application as an occupant....be up front like you have been.
I'm concerned about your statement that you have already bought the home??  You had better stop that process, until you get approved! You will end up having to remove the home from the park, if not...  "~ M

QUESTION: Actually my eviction was more than a year but not 2 years ago. Also we had to buy it yesterday as I am almost due and must have a place and somebody more was going to buy if we didn't and so it is going through. I'm worried to mention him as we don't even know about me being there and that my uncle won't really be there much when she has said he must be there every night for me to be there and she also said something about some other woman got a home there and then had her pregnant girl and boyfriend move in without her and so they got an eviction on them. Is that like this.

If the park turns you down, you will not be allowed to move in!  You can't be evicted, because you were never there.  You would have to move the home to somewhere else, and no one want older homes....maybe you could sell it, but I'm sure it would be a mess any way you look at it.
