QUESTION: Hi Michael, I live in NY state, Its a 26by72, Its a 2002, I gave the owner a $5000.00 down payment, I was trying to do a T.O.E. with his Mortgage company Vanderbilt Mortgage co, but they would not use my co-signer, the loan amount would be for less than 50,000 so that is also one of the problems,and the rest of the mortgage companies i have contacted will not give us a mortgage because it sits in a mobile home park

Emily...the amount should not be a problem.  There are only a few lenders to use, and I suggest you do the following:  Call MHM at 916-861 2292....ask for Dave, tell him you spoke to me.  He will probably refer you to their website, but I think you should explain the situation first....he can tell you if there is a possibility.  They are a broker, and he has a good relationship with these lenders.
