Ho,e is only 1 year old, remaining party wishes to sell.

Answer
Dear Carla;
You need to fill out a document that is called different names (depending upon where you live) but basically it is a 'quit claim' deed that is signed by the one party  stating that they give up any claim to the property.  You can also do this by changing title or transferring title. You should notify the lender that holds the mortgage of your intent and get the paperwork from an attorney then have it recorded in the county in which the home is located.  An attorney will tell you if there is access to a quit claim in your state. If so, that is the easiest and least expensive way to do this.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
