Buying or Selling a Home/New Home Warranty

I closed on my new home in Feb. 2005. I bought directly from the developer. I first noticed a leak in my roof in April of 2006. Since I am past my 1 year warranty is the  developer free and clear from any liability? Is there any recourse I can take as far as monetary compensation for the rapair of the damage made to my less than two year-old home?

Answer
You should call in a roofing contractor to assess the amount of damage there is and if it indeed is the fault of the builder. Find out how much it would cost. Then ask the builder to repair it based on what that figure is.

You can take it to small claims court and a judge will decide whether you should be able to expect a better service from your less-than-two-year-old house.
