Hello Hans,

I've been in a starter home for 10 years, and looking to move within the next 12 months. My question is,  do you have a good resource <web site, book, your own advice> on what things I should and should not do when preparing this house for sale?

In general, I've done very little in the realm of upgrading, however, I know that in some respects buyers would rather a 'fixer upper' rather than paying a premium on upgrades they may not have chose themselves...I want some direction on what things I should do before selling, and what things I should leave 'as is' and adjust the selling price accordingly.

Thanks for your question.  

I could mail you our booklet on what to do to yor home to get the best price if you give me your address.

If you only plan to remain where you are another year before selling then big renovations are not adviseable.  I would not redo the kitchen and bathroom just to sell since many buyers might prefer their own choices in colors and materials.

Paint.  Paint is the least expensive way to get more money for your home.  A good paint job just before going on the market would be great.  Of course, be sure the curb appeal is neat and tidy, no bad smells, no broken windows, doors, screens, shrubs, shingles, etc.  Make sure all the lights work and are bright.  Clean the garage and bathrooms.

Then throw out or give away everything that is not moving with you to make the inside neater and closets larger.
