Buying or Selling a Home/Property in Probate

Question
I signed and paid money in good faith for a vacant property. The seller is trying to get some papers signed from other heirs out of the country, it has been 30 days and I think that is long enough. I now want out of the deal and for the realtor to find me another house. I can't afford to continue living in a hotel waiting. What are my rights as a good faith buyer who wants out of this deal.

Answer
As long as your offer has not been accepted, you may pull out at any time without any liability to you. Period. Even if one of the owners accepted the deal, it still has not been fully accepted. Therefore, you may pull out at any time. I do wish you well.

Expertise

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
