Question
My mother owns some land, she wants to sell it to us, we need to know how to do this with the least expense.  Where to go, what to do, etc.

If you want to make sure it is done right and you won't have any problems in the future (you'd be surprised how many emails I get from people who get property from family and a screwup of some kind makes for all kinds of headaches), I strongly suggest you have a REAL ESTATE attorney handle the transaction for you (you didn't tell me in which state the property is located).

If you want to take a chance to skip what I just told you, then you can convey title to property by executing a QUIT CLAIM DEED from her to you. It is a good idea to have a purchase agreement drawn up for future IRS reasons.
