Buying or Selling a Home/Quit claim deed

Question
When I divorced my ex-husband signed over a quit claim deed to our house to me.  How do I get the title in my name and how long do you have to do it?

Answer
You should record the quit claim deed at the county court house or recorder. Each state and county have different yet similar ways of making property ownership public (recording). You may do this at any time you choose, however, I recommend you do it as soon as possible.

You may engage a title insurance company to do the above for you for a very nominal fee. At the same time, you might ask for a "lot-lien judgement report" to make sure you do not have any liens against the property you did not know about.

I do wish you well.

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
