Question
IF I CLOSED ON A LOAN OF A HOME ON TUESDAY, THEN ON WEDNESDAY THE WATER WAS TURNED ON AND THERE IS WATER LEAKS UNDER THE HOME AND IN THE HOME.  ON THURSDAY AM THE GAS WAS TURNED ON AND THERE IS A GAS LEAK SOMEWHERE IN THE HOME.  IS THERE ANY WAY TO BACK OUT OF THE HOME SINCED WE CLOSED ALREADY? (24HRS AGO)

Answer
Dear Angie;
Once you close on a home the home and all of its problems are yours.  that is why a home should be inspected (with the utilities turned on) before the closing.  The only recourse you have now is to fix these items and try to recover the costs through the seller by explaining that these were pre-existing problems.  The seller is not obligated to pay for any of this however, and the only hope you have is to appeal to the seller's good nature.

Good luck.

Experience

Anyone who is in this business and who dedicates oneself to professionalism has continued to take classes and along with it,additional credentials, awards and honors. I can list a host of them, but my greatest accomplishments happen to be those of getting first time buyers (who didn't think they could afford to buy a home)into a home of their dreams. The look on their faces when I hand over the keys is worth all of the hard work.
