Question
I recently sold a lot that I owned on ebay. When I purchased the lot, I was given a map of the 3 lots that were included in the parcel. I sold what I thought was a lot that had a dirt trail that went to it. However, I soon found out that he map I had received from the previous owner was not correct and the actual legal description of the lot that I advertised and sold was about 10 lots to the south and had no trail to it.It was the same size same exact lot just 10 lots to the south. In other words I had a picture of the wrong lot on the advertisement. I have yet to hear from the buyer, but Im sure its just a matter of time. There was no contract just simply a cashiers check sent for the sale and a deed that is to be recorded with the County. Do you think there is reason for me to be concerned? I want to do what is fair. Thanks in advance for your advise!

This question is outside the normal field of my experience,
but I will give you my opinion anyway (this is just my
opinion).

Do the right thing and tell the truth NOW.  Tell the buyer
what happened and offer to give them their money back right
now.  If no monetary damage is done to someone, then it will
be less likely that any legal action can be taken against
you.  No damage, no crime. You made a mistake with no
intention to do harm.  By offering to give the money back
and be honest, you are showing there was no INTENT to do
harm.  If you wait too long, the buyer may act upon his
new purchase and suffer more damage because you did not
tell him of your mistake.  Waiting to tell the truth
could make this matter worse.
