Question
We are currently selling our home and signed a contract with a listing agent/broker, but are unahappy with the effort of our agent and would like to change companies but are concerned that we may not be able to due to the contract signed.  What are our options? (house is listed in pa with a pa reator/broker agency)

Answer
You have no idea, Mike, how many questions I receive just like yours. What is happening is that there just isn't that many buyers out there. But that doesn't mean the broker shouldn't be advertising and working to get your house sold.

I would suggest you ask your agent to take you around to see other houses that are in your price and house category. Then lower your price to be $5,000-$15,000 lower than ANY of those houses you saw.

Then you might want to offer something like a cruise to the selling agent. Or offer a bonus to the selling agent. Watch how fast you will get your house shown. But you gotta make sure your agent is passing the word around.
