Question
My listing recently expired with my real estate broker to sell my house. Meanwhile I just had a buyers agent come knocking on my door stating that he has an interested buyer. I recognized the buyers agent from a previous showing. But the people interested in buying haven't seen my property yet, they are totally new prospective buyers. Is it ethical that I not menton this to my agent since my listing has already expired? I just want to do the right thing. Thanks

Since the listing has already expired, you will need to read the 'fine print' to see how long the agent can claim a sale.  Sometimes it can be 30 days after the listing expires, and sometimes even longer.  The listing agreement may vary from area to area around the country but I am sure that if you read it carefully you will find the answer.  If in doubt, consult an attorney.

If there is no time limit mentioned, or if the time has already expired, you may sell to the other buyers without mentioning anything to you ex-agent.
