Question
I own a 1999 Palm Harbor home and I am going to carry the note on a lease to own basis.  Can you help me find a contract I can use for this situation.  My buyer is going to pay a monthly rate and some larger payments when possible until the mortgage is paid in full.

Thank You for any assistance you may have.

Answer
Craig..have not done a lease to own, as the mobile parks usually do not allow this....it would appear as a rental, in their eyes. Of course this is Calif., and don't know your specifics. Make sure you are not doing something to cause problems down the line.
If you are satisfied that you have a comfortable deal, I would just use an ordinary Security Note, and Amortization Table (free online!) and add that this money will be toward the ultimate purchase price, or what ever you decide to put on the note.
Hope this helps...write back if you need anything else..."~ Michael
