Question
My dad wants to sell some land that was owned by his deceased mother. She died about 10years ago and her name was on the title.  The land is paid in full.  This land was not in her living trust or will. What steps does my dad have to take to sell this land.

Answer
Hi Gary,

First off, I would get the land put into your Dad's name. You can do this very simply by going to a local escrow company. You will need a copy of her death certificate and whatever else you have that says it is your fathers, either by court order or by the trustee. If you don't have these items, then this becomes more of a question for an estate attorney.

Check with your local escrow company first.

Best of luck,

Ray
