Buying or Selling a Home/Selling a mobile home

Question
I have been desperately trying to sell my mobile home for 2yrs.
now. No realtor will help us because we live in a park where the
land is rented. I have tried many things to sell this home with no
luck. This home is in excellent shape and still has a warranty on it.
We have only been asking for enough to pay off the loan. Do you
have any suggestions? We really need to move closer to where my
husband will be working and we are ready to buy a house. We are
not interested in renting this place. Help!

Unfortunately, Nicole, mobile homes sell the slowest when the market turns like it has. When the seller rules the roost, mobile homes sell, but they sell AFTER everything else is in the midst of selling.

As long as you are asking only enough to pay off your loan, I would recommend you approach your lender to do a "short pay." A short pay cuts some off the unpaid balance. But it is usually used when the payer is behind in payments. If that doesn't work, then I recommend you be patient and keep running your ads and talking to people and pinning cards up on bulletin boards, etc. Realtors are having a hard time these days, too.
