Buying or Selling a Home/Selling an older MH

Question
I live in Plaza del Rey and have a 1972 home on a deep, pie shaped, perimeter lot (backs up to entrance street).  Three MH builders have measured my lot and can fit a max 30' new home.  I'd like to sell by the end of the year for a good price.  I've been offered $45K (not in writing) for an instant buy and told I could probably get $50K if I wait for a customer.

I put a sign up myself - professional wood sign w/flyer that touts good features of the lot and gives contact info for the three mfg'rs.

Is this a good plan?  Am I likely to find a buyer in the fall?  Will the mfgr's take my leads and put them on lots they own?  Will I lose bargining  position if I have to do an instant buy in December or January?  Is there more I could be doing to help this along?
