Question

Thanks for your speedy reply.  The lien is due to back rent owned, approx. $3000 + $1400 attorneys fees.  The M.H. is in Bloomington, Calif.  What is the solution to the park owner insisting that the M.H. be moved?  Thanks, Robert  --------------------

Question -
Friend is about to lose her home (lien sale) and it was suggested to find a buyer who would remove the home (built 1970's) from the park and ship it to Mexico.  Your thoughts please.  I am a licensed real estate agent.

Hello Robert,
The Mexico deal is someone's fantasy...they did it for a brief time ages ago. but with 9/11, etc., the borders are tough to cross.  A 70's home, is probably not worth a lot, unless it's in very good shape, and a desirable park.  Is this a State lien, bank? You could list the home, contact the lien holder, show them the listing and ask for time to sell the home...works sometimes, as they don't have the time to mess with it.  If the park is insisting that the home be removed, there are solutions to that(Calif.?).."~ M

In California the Housing and Community Development department is in charge of all these type of situations.  Laws were passed a few years ago that allows the parks to request removal upon the sale of the home past a certain year of manufacture. What the park WON'T tell you is that if the home passes a state inspector's scrutiny, or is brought up to the appropriate standard....they cannot force the removal!
