Hi,Hans:

If a property considered for purchase has an existing business trailer on it that belongs to someone other than the seller, and the trailer owner can't afford to move it, does this trailer become part of the purchase?

Hi Marie,

Thank you for your question.

This is a legal question that should be resolved before the closing.

Do you the buyer want someone to remove the trailer?  Then the owner of it should do so or the property seller would have to.
Does the owner of the business trailer want to leave it there and pay you rent?  It all depends what you want as a condition to the purchase.
Is it even there legally per zoning regulations?
So, decide all of this before you agree to purchase.
