Question1975 I find 2 bedroom house for sale But i have no money
i tell my father $39,000 but it need a lot of work.so we de
side it would be a good rental property.my father has 4 other rental property.
so we have a virble agreement I fix the house do maintance
repairs and find a renter to rent the house.if renter move out i fix and find renter. Now my fathers promise to put this house in his will and will it to me. 1987 my father makes his will But our agreement on this property is not there.1982 my father move to lake topaz Nevada buy 20 akers of land sub divides in parsols and builds his dream house on the lake front not full time but i go help my father 5 to 7 weeks a year my vacations was go work with Dad.OCT.of 1992 my father gave me the house that i was talking about 2 bed room rental But he did not give me the deed yet he told me i am giveing you the 2 bed room rental house. 1992 December My father died I take real hard you couldn't emagen. Now i am grieving over my father death.

my fathers will intent was to depose of all of his estate what so ever were so ever located he devise and bequeath everything to my cousin in TRUST. The distribution in the trust C.P.A. give our Income tax returns to my cousin and i would get 50 cents for each dollar earn at the end of each year and my sister would get $1 dollar for each dollar plus my sister receive $110,000 from one of our fathers bank accounts where she was sappost to of give me half but she didn't she move to lake havasue and bought a house so she hid for 6 month or more before i found her.then my sister and my cousin go in cahoots to deprive me of any of my fathers estate.1992 i move in to my house Not for the need of cash but my cousin was liquid dating all my father asset in to cash.1994-5 I get evicted from my house my cousin gets a $1200 judgement against me two month latter my cousin brings a buyer to buy the property I tell them this is my house and its not for sale.Now my cousin misrepresentation tell me that i will get this property from my fathers estate after all the probate. 1996 i demand deed to my property from my cousin. he tell me we have to waited probate.2005-6 i sent Dozen letters to my cousin when are you going to give me the deed certtafide mail at least 5. I call no reply i have and attorney contact my cousin two month latter he tell the attorney that he is only the trustee and there is nothing he can do. one probate in Nevada ancillary San Diego calif. Nevada never have had a final degree.

tell last year then my cousin had the tax bill set to my sister house and she has maid a couple of payment.

my cousin put my house on the MLS FOR SALE for $150.000 under fair market value so it is on the market $459.000

AnswerNumber one, Terry, please remember this for the rest of your life: In real estate, if it is not in writing, it was never said. Your father screwed you by not putting anything he said he would do in writing and then signing it. Then you would have to record it in the county recorder's office.
If none of that happened, then you were aced out. They took advantage of your ignorance, which you already know. So that this does not happen again, I strongly suggest you go to school, yes, I mean regular classes that would teach you to read, write, spell, etc. Otherwise, people will always think you are ignorant and will always take advantage of you the rest of your life. Also, learn all you can about real estate. Read, read and read some more. The more you read the more you will learn how to write properly and people will take you seriously when you do write.
In the meantime, go to the county recorder and look up (or have someone help you look up) the title to the house you're talking about. You will then know who actually owns that house. Maybe your father put the title of the house into a trust for you! Then if a REAL ESTATE attorney can help you, he or she will. Otherwise, you will have to realize that you must start all over again, starting with going to school and learning to write and read all you can about real estate. I do wish you well.
