Buying or Selling a Home/Title Search

Question
As Personal Rep named in my Mothers Will, I am trying to
sell her property to one of the heirs.  What kind of Deed do
I need to make up to transfer?  Also, I need to run a Title
search.  Can I do this, or does the buyer through his
Mortgage lender do this?

Jack, don't skimp if you want to make sure it is done right. Make up a purchase agreement and that agreement should express what both parties want in the sale. Since you don't say in what state you are, if you are in an eastern state, most likely you should ask a real estate attorney to handle the proper papers for you. The lender, will take care of the loan papers. Otherwise, you might ask a title company and/or escrow company to handle the sale for you.
