I live in Louisiana.  My wife and I are looking to sell our manufactured home. We contacted several well know realitor companies to get an agent to handle the sale.  After talking with them they said they could not do the sale without having the land as part of the sale.  We can not offer the land for sale but can rent the land for a very small rental fee.  Is this concept true for all realitor companies?  What should we do to sell our home?  We really do not want to have to do all the marketing and showing on our own unless absolutely necessary.  I would appreciate your response.

Each state has it's own licensing regulations, but the realtors probably don't know how to do it...it's totally different from real property.

If you are in a park, talk to the management about a referral.  Otherwise, look in the phone book for "mobile home dealers"....they will list it for you...ask for a "net listing", which means that you get a certain amount, and the buyer pays all fees...they make their living this way, and should welcome your business.
