Hi,

    My son signed a purchase agreement on a mobile home. The seller is a private seller. He now has a chance to purchase a similar one for a much better price. Can he get out of this agreement without legal ramifications?

Dear Tracy;
This is actually not a real estate question since it involves a legal issue associated with contract law.  I can advise you that there are certain contingencies built into an agreement to purchase but only an attorney can advise you if your son's particular contract allows for cancellation without the legal liability. Sometimes, people can get out of a contract by showing that they can't secure a loan; find certain inspection issues that the seller is unwilling to repair, or demonstrate that the Seller has withheld certain material facts that are important to the Buyer in the purchase.  There are, of course legal loopholes that a sharp attorney can find in almost any contract but since my license does not permit me to give any legal advice I have to refer you to a legal representative.
