I am relocating back to north county from 30 yrs in Norway. I have my eyes on a mh at the san luis rey senior park at 300 academy in oceanside. It is for sale by owner, as is. I need some serious help here as the owner  has already moved back east, is quite sick and a neighbor lady at the park is "in charge" of the sale.  As i have never bought or sold in Ca. I have no idea ofwhat to do except look for advice, and i get plenty, haha! Maybe you could steer me in the right direction, as i am getting some conflicting advice.  By the way I will not be 55 until march and I will be paying cash for the property&home as this park is a own ur own land and with monthly fees of $100. this covers water, sewge and trash. Hi Peggy....three very basic, yet important things to consider:

1.Order a home inspection ($150-250, shop it)
This will not only tell you if the home needs repair, it may give you a negotation tool if necessary.

2. Go through an escrow company that is familiar with this type of transaction...a must do!

3. Meet someone on the Board of Directors, to be sure they will approve you....credit, income, and age will play a part..
