Question
When a person signs a residential exclusive marketing agreement, how many days does one have to cancel, in the event they want to make a change in the agreement?

Dear Debbie;
The contract is active once it is signed and unless there is a stipulation in the agreement stating that a person has a certain amount of days to cancel, there is no contractual "out" within a certain time period.  If you are not happy with your contract, speak to your agent and ask for a revision to see if the agent will cooperate with the changes you want to make in an amendment to the contract.  However, unless there is mutual agreement, there can be no changes.  If you are really unhappy with things and want to break the contract make sure to put it in writing.  If the agent doesn't go along with it, talk to the Managing Broker, outlining your reasons to break the contract.  If you still don't get satisfaction, discuss your options with an attorney.
