how log can the seller withhold important information such as tax reciept and lien info before me my self the buyer can turn down buying the house with out a penility?

Hi Aisha,

Information regarding the house you intend to buy is public information.  You do not have to rely on the seller to supply the info either.  Your lawyer will hire a title company to research the title and determine if there are any liens against the property. If there are the seller needs to clear them before closing with you. Also all taxes due by the seller will have to be paid latest at the closing, plus all utility bills.

Sometimes the seller has paid taxes in advance. In such a case you wikll have to refund the seller for prepaid taxes.

At the closing the title company will take care of all outstanding loans and taxes before the seller gets their money from you or the bank.  Furthermore, your bank will not lend you money to buy the house if there are outstanding liens.

Tax rates and records are available to the public at all town government offices. Just call or visit the town tax collector and ask for the information.
