I am considering selling my NYC co-op.
What papers do I need to gather before heading to a broker?
I want to get organized first.

Dear James,

Thank you for your question.

The most important papers you need are the Offering Plan & By Laws plus the last two years of financial statements.  These will need to be delivered to the buyers' attorney for review with the contract of sale.

You also might want to contact the management company and ask them to send you a buyer application package to save time and send that to the buyer with the contract also.
