Buying or Selling a Home/family trust

Question
I want to establish a family trust and list in it a condo that both my mother and I own (on deed).  Where do I start?  How much does this process usually cost?  Is there anything to beware of?  
I am doing this to transfer ownership of the condo to me and avoid probate if possible.

If you are not willing to spend the money with an attorney, try Legalzoom.com. They can guide you to do it the right way and it won't cost near as much as an attorney. You are doing the right thing putting your properties into a trust (revocable). I do wish you well.
