Question
We are having some trouble selling our condo due to the inability of buyers to get approved.  We have some friends who would love to buy it but cannot get approved.  We have a mortgage on the place now.  Is it possible to do something like a contract for deed with an existing mortgage?  The condo is in KS in the Kansas City area.

Dear Ken;
Usually loans are not assumable; but your lender would know if yours is.  You can contact the people who are holding your mortgage and ask if you can get the potential buyers to take over your loan.  They will still need to qualify and submit information to the bank even on an assumable loan, but there aren't the same fees associated with it.
