Question
HI DEAR , HAVE A QUESTION , I HAVE A SINGLE FAMILY HOME CONTRACT ON MY HAND AND EVERY THING HAS BEEN DONE AND IS GOOD TO GO AND NEXT WEEK IS CLOSING DAY BUT SELLER IN NOT WILLING TO FIX REPAIRING STUFF ACCORDING THE INSPENTION DUCUMENTS. IF HE DOES NOT SHOW UP AND FIX THE ISSUE CAN I HAVE THIS HOME BY LAW . THANKS SEAN

Answer
Hi Sean,

The seller is only required to fix the items that he agreed to in a "request for repair" list from you, usually after the inspection. If he did agree to the repairs and does not have them done by the close of escrow, then that is a matter that you will have to take up with him. You might want to hold off on the close of escrow until the items are completed.

Best of luck,

Ray
