AboutHans Weber, Licensed Broker Associate Expertise I am able to answer questions related to buying or selling residential real estate in New York. There are many questions buyers and sellers have about the process of buying or selling a home that they are afraid to ask or that might seem too simple to ask. For instance: in a house, why do some doors open in and some doors open out?

Answer Hi Tim,
Sorry to hear about your dilemma.
The inspector is not responsible for things not visible to the eye without opening walls.
It sounds like the seller/lawyer may have had knowledge of it, but if it is an estate his parents may have had the work done and not told him or so he could say.
I think you need to contact your closing attorney and explain this to them. Your attorney may want to contact the seller/lawyer and report your findings and ask for an adjustment, but I think the seller/son/lawyer will state he had no knowledge of the work that was done. Perhaps your neighbor can tell you if the son was around the house during the time they were doing the work inside the wall.
Lastly you could check with your homeowner's insurance to see if this is covered. It is water damage from an exterior source...
