Buying or Selling a Home/land contract gone sour

well, yes, I should've involved a decent real estate atty in the beginning and I probobly would not be here.. my mistake! but I have contracted one, and now am on my 2nd as the first basically just took my money for 90 days, did not accomplish anything. ( he was too busy I guess) the new one is telling me I cannot try and get back some of these fees  by say charging more if the buyer ever DOES come through? I will try like heck to condense this.. I sold a home on a short term L.C. with him giving me 10,000 down and paying 1,000 a month for 6 months and ON the 6th month, he was to close.. balloon, etc.. well, he pd me all the money, actually did about 20,000 in work on the house, ( even though it did state not too in the contract), yet he now is totally blowing me off. no pay, no answer calls, etc.. the contract was from 6 -06 to 11- 06. the way I saw it as that purchase agreement price in that contract is invalid and now if he didn't want to lose all by getting evicted, as I am forced to proceed with, then I can say, it is gonna NOW cost you, say 10,000 more.. yet my attorney says he doesn't think I can do that? what do you think? I appreciate and respect your input.. dan

This is strictly a case for a REAL ESTATE attorney. I cannot and will not offer any suggestion other than that. You are in a very deep situation, out of which only an attorney can get you out. Be sure to get all your attorney costs to be paid back by the tenant/buyer . . . if he doesn't tear the house down.  I do wish you well.
