Buying or Selling a Home/being lied to by the seller and realtor

Question
My fiancee and I bought a home in Little Rock, AR.  There were problems that were supposed to be corrected prior to our move in.  However, we are still trying to get them corrected.  Also, the owner did not disclose problems with the pipes leading to the main sewage lines.  What are our choices in getting these items repaired?

Answer
Start your paper trail thusly: In a letter addressed to any and all Realtors in the transaction, and the seller, advise them that you want those items corrected by a certain date. If they are not corrected, you will pay to have it done and then you will then have a bill with which you can take them to small claims court. You cannot take them to court until you actually have an amount that must be paid.

I do wish you well.

Expertise

With more than 41 years as a real estate broker, I can solve most any problem presented. If I can`t, I do my research. Problems with mortgages, trust deeds, foreclosures, odd ways of conveying titles. Most any good Realtor can answer questions satisfactorily, but I answer questions that most cannot. Also, ask about my hard-copy newsletter, The Landed Gentry. It can also be sent to you via PDF.
