Oh, one correction, i guess the home is a single wide,

Where is the home? It's in Roanoke, TX
Is it in a park? Yes
Space rent? 285 plus water (about$20-30 a month)
Family, or senior? Family

Hello Tamara,

Ok, space rent sounds really cheap, so that it definitely on your side. Hopefully, it is a 2 bedroom.

What I would do:

1.  Make it look at nice as possible...including the things that you mentioned before.

2.  Ask park management, who is honest, and has been successful in selling homes in their park. (a dealer)

3.  Contact that company, and perhaps 1 or 2 more to ask what their evaluation is.

4.  After selecting one you feel comfortable with, tell them you will list with them for ONE month....if you see that they are REALLY trying to sell the place, extend the contract month to month!  Sometimes people sign up for 6 months, and their home never gets shown!  This will be a motivator.

5.  Lately dealers have been trying to get $$ from the sellers, AND buyers....make it very clear that you want the buyer to pay ALL the fees....I.E., escrow, titling charges...their commission, etc.  You just get a net amount less the loan balance.
